California's housing crisis is not evenly distributed. Low-income households have dedicated programs. High earners can absorb the market. The middle class — the teachers, nurses, law enforcement officers, military families, and first responders who hold communities together — are caught in between.

They earn too much to qualify for most subsidized programs. They earn too little to compete in a market where the median home in San Diego County exceeds $800,000. They are the lost middle.

FirstKey Foundation was built specifically to serve this group. Our Purchase Assistance Loans (PALs) provide the gap funding that lets a middle-class household cross the ownership threshold — without charity, without dependency, and with a path to wealth-building that's been available to higher earners for generations.
