Builder Partnership
Build What the Market Needs
Small and medium builders are the fastest path to new workforce-priced inventory. FirstKey provides land and construction financing plus a qualified buyer pipeline — so you can build with confidence.
What You Get
The Builder Program
Land Acquisition Financing
Capital to acquire infill and smaller-site parcels that larger institutional developers ignore but that middle-class buyers actually need.
Construction Lending
Draw-based construction financing structured for small and medium builders. No corporate bureaucracy, no institutional delays.
Qualified Buyer Pipeline
Access to our pre-screened, pre-qualified middle-class buyer pipeline. Homes are matched with families who are ready to close.
Recycling Capital
Builder loans recycle the same way PALs do. When you repay, the capital funds the next builder. The model compounds over time.

FAQ
What types of projects qualify?
Residential projects producing 2–4 bedroom homes for sale in Southern California, priced within reach of middle-class buyers (generally $550K–$750K range depending on market conditions). Infill, ADU clusters, and smaller subdivision projects are preferred.
What is the loan structure?
Draw-based construction loans tied to project milestones. Land acquisition financing available as a separate facility for qualifying projects. Specific terms set at underwriting.
How does access to the buyer pipeline work?
Participating builders receive priority access to our pre-qualified buyer pool. Families in the program are matched with available homes as closings approach.
Is this a grant or a loan?
All builder financing is structured as loans, not grants. Repayment recycles capital to the next builder. The model is designed to be self-sustaining.
